Bids that do not describe the same work

Boards without good documentation lose buildings to the gap. We inspect every building, produce a per-building photo report with test squares, and meet the adjuster with a map in hand. We never promise the outcome; we make sure nothing is missed.

The day after a storm, contractors are canvassing townhome communities in Cedar Park and Round Rock, signing individual residents to contingency agreements for roofs they do not even own. That creates a mess for the board: residents expecting a free roof, contractors claiming authority they do not have, and sometimes deductible-waiving offers that expose the association to fraud.
