For commercial property and facility managers across the metro
Updated 2026-07-28Commercial Property Managers
Flat and low-slope roofing, documented inspections, and storm response that keeps tenants operating.

A commercial roof is a line item until it leaks onto a tenant's inventory. Then it is the only thing on the property manager's calendar. Austin's commercial roof stock, from Leander and Cedar Park office and flex space to the warehouses along US-290 in Pflugerville and the older brick buildings in the Crossroads and Pflugerville, is mostly flat or low-slope: TPO, EPDM, modified bitumen, and a surprising amount of aging built-up roofing that has been patched for 30 years. All of it takes the same hail, the same straight-line wind, and the same heat and UV cycle that hammers residential roofs, plus ponding water and rooftop equipment penetrations that residential roofs never deal with. Kind Roofing works with commercial property managers, facility managers, and owners across the metro on inspections, repairs, storm response, and full membrane replacements. Our reports are written for an owner's capital plan, not a sales pitch. Our repairs are priced so you can approve them without a committee. And when a hail event hits a multi-tenant building, we document every roof section and meet the adjuster so the claim reflects what actually happened. We are a Austin company based on Rainey St downtown, and we are still here when the storm crews leave.
Who this is for
This page is for commercial property managers, facility managers, asset managers, and owners overseeing office buildings, retail centers, warehouses, flex and industrial space, medical and professional buildings, churches, schools, and mixed-use properties across the Austin metro. It applies whether you manage one building in Pflugerville or a portfolio across Leander, Cedar Park, Pflugerville, and Round Rock, and whether you work in-house for an owner or for a third-party management firm that needs clean documentation for quarterly reporting.
What usually goes wrong
The problems we keep seeing
Patterns we run into on almost every new account in this category — and how we think about solving them from day one.
No one knows the roof's real condition until it leaks
Most commercial roofs get looked at when a tenant calls about a drip. By then the insulation under the membrane may be saturated and a $900 seam repair has become a $40,000 section replacement. A documented annual or semi-annual inspection, with photos, core samples where warranted, and a roof-section map, tells you what you have, what is failing, and what it will cost before it becomes an emergency. That is the difference between a capital plan and a crisis.
Ponding water and clogged drains
Austin gets heavy rain in short bursts. A flat roof with inadequate slope, clogged drains, or crushed insulation holds water for days. Ponding accelerates membrane failure, adds structural load, and voids many manufacturer warranties. It is one of the most common problems we find on older Leander and Pflugerville flex buildings. The fix ranges from drain maintenance to tapered insulation on the next replacement, and knowing which you need is what the inspection is for.
Storm claims on multi-tenant buildings
Hail damage on a TPO or modified bitumen roof is harder to see than on shingles and easier for an adjuster to dismiss as pre-existing. Rooftop HVAC fins, condensate lines, skylights, and metal flashings usually show the hail hits that prove the event. Without documentation of every roof section and every piece of collateral damage, the claim gets scoped light. We document the whole roof, meet the adjuster, and make sure nothing is missed. We never promise what the carrier will pay.
Work that disrupts tenants
A restaurant cannot close for a roof. A medical office cannot have crews tearing off membrane over exam rooms during business hours. Commercial roofing work has to be sequenced around tenant operations, with staging, noise, odors from adhesives, and safety all planned. We schedule around tenant hours, phase work by roof section, coordinate with building engineers on HVAC and rooftop equipment, and communicate so tenants know what is happening before they hear it overhead.
How we approach it
What working with us actually looks like
Documented inspections built for capital planning
Our commercial inspections produce a report you can hand to ownership: a roof-section map, photos of every deficiency, membrane and seam condition, drain and scupper status, flashing at every penetration, rooftop equipment curbs, and a remaining-life estimate with repair-versus-replace options and budget ranges. We take core samples when the insulation condition is in question. Inspections are free. The report is the deliverable, not a doorway to a sales pitch.
Repairs priced for a quick approval
Most commercial roof problems are repairable: failed seams, split flashing at curbs, clogged drains, punctures from HVAC service, deteriorated pitch pockets. We quote repairs at a fixed price with photos so you can approve them without a site meeting. Typical commercial repairs run from a few hundred dollars into the low thousands depending on access and scope. When a roof is beyond repair, we say so with evidence and lay out replacement options and timing.
TPO and low-slope replacement sequenced around tenants
For full replacements we install TPO membrane systems, along with EPDM and modified bitumen where they fit, at a typical $6 to $10 per square foot installed depending on tear-off, insulation, and tapered drainage needs. We address ponding with tapered insulation, replace drains and scuppers, and rebuild curbs and penetrations properly. Work is phased by roof section and scheduled around tenant hours. You get manufacturer warranties, completion photos, and an as-built roof map for your files.
Storm response and claim documentation across the portfolio
After a hail or wind event, we prioritize active leaks with emergency tarping and temporary repairs, then document every affected roof section with photos, test areas, and collateral damage on rooftop equipment and metals. We meet the adjuster on site and walk the documentation. For portfolio managers, we can inspect multiple properties after the same event and deliver one consolidated report so you can brief ownership and file claims from a single set of evidence.

The work we typically do for commercial property managers
Commercial work with us usually starts with a free, documented inspection and a roof-section report. Commercial roofing covers full membrane replacement, primarily TPO, with EPDM and modified bitumen where appropriate, plus tapered insulation, drains, curbs, and penetrations, at a typical $6 to $10 per square foot installed. Roof repair handles seams, flashings, punctures, and drains at fixed prices. Storm damage restoration provides emergency tarping and temporary repairs after hail and wind, and insurance claims assistance documents damage across every roof section and meets the adjuster on site. We also handle steep-slope shingle roofs on retail pads, churches, and mixed-use buildings, and gutters and downspouts on buildings that have them. For managers who want to stop being surprised, we set up scheduled inspections with a standing report format so ownership sees the same document every time.

Storm Damage & Insurance
Claims handled start to finish
Austin hail season runs March through June, and wind out of summer thunderstorms does the rest. Kind Roofing documents damage, assists with the adjuster, and handles the insurance claim start to finish. Emergency tarping stops the water, a photo-documented inspection captures every slope and every soft-metal hit, and Will meets your adjuster on the roof so the scope reflects what your policy actually covers. We communicate with your adjuster on your behalf and manage the paperwork; you pay your deductible and we handle the rest. What we will never do is offer to waive that deductible — Texas law prohibits it, and it is the fastest way to get a claim denied.

Local context
Why neighborhood matters for this kind of work
Austin's commercial roof stock varies by corridor. Leander, Cedar Park, and Georgetown along I-35 and I-435 are heavy in 1980s to 2000s office, flex, and light industrial with flat roofs that have often been through one or two membrane generations. Pflugerville, Leander, and Round Rock along US-290 and US-50 add warehouses and retail with large roof areas and long drain runs. Downtown Austin, the Crossroads, and Pflugerville have older masonry buildings with built-up roofs, parapets, and drainage that predates modern codes. The north suburbs around the Domain and Georgetown has newer retail and medical. Every one of these sits in the same hail corridor, and spring storms from March through June regularly damage rooftop equipment along with the membrane. Summer heat drives thermal movement that opens seams on older TPO and EPDM, and winter heat and UV finds every flashing that was not done right. Texas commercial policies frequently carry separate wind and hail deductibles, which shapes whether a repair or a claim makes sense.

Case study
A typical TPO replacement on a Leander flex warehouse
Leander, KS
Challenge
A property manager for a 1990s flex warehouse in Leander gets a second leak call in a month from a tenant with inventory on the floor. The roof is an aging modified bitumen system with visible ponding near the center drains and several patched areas from previous service calls. The tenant operates six days a week and cannot shut down. Ownership wants to know whether this is a repair, a section replacement, or a full replacement, and what it will cost either way.
Solution
Kind Roofing inspects the roof, maps each section, and takes core samples in the ponding areas, which show saturated insulation. The report lays out three options with budget ranges: continued repairs, replacement of the worst sections, or a full TPO replacement with tapered insulation to fix the drainage. Ownership chooses the full replacement. Kind Roofing phases the work by section over the tenant's lighter days, coordinates with the building engineer on rooftop HVAC curbs, and rebuilds the drains and scuppers.
Outcome
The replacement is completed in phases without the tenant closing, with daily cleanup and no interior disruption beyond scheduled notices. The manager receives the manufacturer warranty, completion photos, and an as-built roof map for ownership's files, and a scheduled inspection is set up for the following spring. The ponding is resolved by the tapered insulation, and the leak calls stop.
Common questions
What commercial property managers usually ask us first
What does a commercial TPO roof cost in Austin?
A typical TPO replacement runs about $6 to $10 per square foot installed. The range depends on tear-off versus overlay, insulation thickness and whether tapered insulation is needed for drainage, the number of penetrations and curbs, and access. Repairs run from a few hundred dollars into the low thousands. Every quote is line-item and fixed-price. See the commercial roofing page or request an inspection.
Can you inspect a portfolio of properties after a storm?
Yes. After a hail or wind event we can inspect multiple properties and deliver one consolidated report with per-property, per-section documentation, so you can brief ownership and file claims from a single set of evidence. Active leaks get priority for tarping and temporary repair. The storm damage page covers emergency response, and the insurance claims page covers documentation and adjuster meetings.
How do you work around tenants during a replacement?
We phase the work by roof section and schedule around tenant hours, including early mornings, weekends, or off-days where needed. Staging and dumpsters are placed away from customer entrances, adhesive work is timed to limit odors in occupied spaces, and rooftop equipment is coordinated with the building engineer. Tenants get written notice before work starts over their space.
Do you provide inspection reports we can use for capital planning?
Yes. That is the point of the inspection. You get a roof-section map, photos, deficiencies, remaining-life estimates, and repair-versus-replace options with budget ranges, in a consistent format you can attach to owner reports. Many managers set up annual or semi-annual inspections so the report becomes a standing document. Inspection details here.
Are you insured for commercial work?
Yes. We are fully insured with general liability and workers' compensation coverage, and we provide certificates of insurance with additional-insured endorsements where the management or lease agreement requires. We work on across Central Texas and meet Texas roofing registration requirements. See the general FAQ for more.
Which commercial corridors do you cover?
The whole metro and about 40 miles out. That includes Austin, Pflugerville, Cedar Park, Leander, Georgetown, Pflugerville, Round Rock, and San Marcos. What every engagement with us includes
The standards we hold to regardless of project size
Whether you're engaging us for a single leak repair or a multi-building re-roof across a portfolio of properties, the baseline operating standards are the same. These are the details that decide whether a roofer is worth calling back after the next storm.
Fully insured
Fully insured on across Central Texas, with general liability and workers compensation coverage. Certificates of insurance are provided before any crew is on the roof. This level of coverage is standard on every engagement — not an upsell.
Named point of contact, not a dispatch line
Every account has a named project lead who stays with you across the relationship. You are not routed through a call center, and you are not re-explaining your roof to a different person every time you reach out. Institutional memory accumulates in the property file, not in any one employee's head.
Written scope with explicit inclusions and exclusions
Our proposals list what's in scope, what's out of scope, what triggers a change order (rotten decking, extra layers, code upgrades), and what doesn't. Ambiguity in a roofing contract is where margin disappears and trust erodes. Clarity up front is how we keep the relationship clean over years.
Crews across the Austin metro
We run crews across Austin, the north suburbs, Hays County, Williamson County, and out to San Marcos and San Marcos. Being local means storm response is fast and follow-up visits don't get lost — our trucks are already nearby.
Photo-documented everything
We photograph the roof before work begins, the decking once the old shingles are off, and the finished result. For storm claims, that documentation is exactly what your adjuster needs to see. It protects both sides and gives you a clean record if the property changes hands or you need to justify spend to ownership.
Warranty that stays warrantable
Manufacturer and workmanship warranties are meaningful because we're still going to be around to honor them. Locally owned and Austin-based, we don't chase storms out of state and disappear. Warranty claims get responded to the same week they're flagged, and legitimate issues get fixed without argument.
