A full replacement runs $9,000 to $18,000 on a typical house. On a rental worth $60,000 to $120,000, that can be a quarter of the building's value and a year or more of rent. Sometimes it is the right call. Often it is not. A $300 to $800 repair that keeps the tenant dry for five more years is usually the better business decision, and we say so. Why neighborhood matters for this kind of work

Austin's rental housing skews old and sits mostly on the east side of the metro. Around Rainey Street, in Windsor Park, Crestview, Allandale, Barton Hills, and Travis Heights, and along East 7th Street in North Austin, roughly half the houses are rentals, most built between 1938 and 1955. Expect multiple shingle layers, plank decking with soft spots, tarred chimney flashing, and boxed gutters. Onion Creek, Circle C, and Southpark Meadows add 1950s and 1960s ranches with thin attic insulation and undersized gutters. A typical tenant-reported leak on a Crestview rental

A handyman patched the same spot two years ago. The house was built around 1950 and is worth about $80,000. How do you decide between repair and replacement on a rental?

With the building's economics in mind. If the roof has years left and the problem is a flashing or a boot, we quote a fixed-price <a href="/services/roof-repair">repair</a>, even on an old roof. If the roof is at the end of its life or has replacement-level storm damage, we lay out <a href="/services/roof-replacement">replacement</a> options, including whether an insurance claim is realistic. How does insurance work on a rental roof?

Check the policy, because landlord policies vary more than homeowner policies. Many are actual cash value, which means a claim pays the roof's depreciated value rather than the cost of a new one.
