Closing timelines that do not wait for contractors
Inspection contingencies run in days, not weeks. Repair addendums require the work to be done and documented before closing. Most contractors quote in a week and schedule in three. We prioritize transaction work: inspection within a day or two, a written report the same day, and repairs scheduled to hit the addendum deadline. When a replacement is agreed, we can usually complete it before closing and provide the documentation the title company and lender want.
Insurers asking for roof age and condition before binding
Texas insurers increasingly ask for roof age and sometimes a condition report before they will write a policy, and some will not bind on roofs over a certain age without an inspection. Buyers find this out days before closing. A written roof inspection report with photos and an age estimate, plus documentation of any repairs, is usually what the insurer needs. We produce it in a format agents can forward directly.
