One vague line on the inspection report

General home inspectors look at a lot of house in three hours, and the roof usually gets a look from the ground or the ladder. 'Appears serviceable' can mean anything from twenty years of life to a roof that is one storm from a claim. A roof-specific inspection gets on the roof, checks every slope, every penetration, the valleys, the flashing, and the attic, and gives you a remaining-life estimate you can plan around. Hail damage from before you owned the house

A lot of Austin homes went through a hail event a spring or two ago and nobody documented it. The seller may not have known. If that damage shows up when your insurer inspects, or when the roof starts leaking, you are in a gray area: the storm happened before your policy started and the seller's claim window may have closed. Builder-grade roofs and new-construction shortcuts
